Description: This a very unique property in Nolan County that is just east of Blackwell. Not only is it a very beautiful setting to view but it is also a great hunting ranch as well and you can see Oak Creek Reservoir only three miles away. Location and Directions: The ranch is located one mile east of Blackwell Texas in Nolan County on the north side of FM 1170. It is a square quarter of a section. The gate is located on the southeastern corner of the property. The GPS location for the Gate is 32* 05'47.08"N and 100* 17'56.82"W

Topography: The property lies in the fringes of the Edwards plateau and the rolling plains. There is a rugged-rocky point and two deep seasonal creeks. One creek has a spring fed water hole that kept water even during the drought of the 50's. Evaluation ranges between 2040' to 2090'. There is a great dversity of ranges sites from fairly open to very thick brush. Vegetation consists of large live oaks, mequite, cedar, backberry, numerous brush species as well as prickley pear.

Wildlife and Wildlife Management: There is an excellent population of whitetail deer. There is also a good population of turkey, dove, quail and varmints. Permanent water is a definite bonus in this part of the country for wildlife. There is an old field with re-growth mesquite that could be put into a food plot relatively easy.

Recreation: Besides being a great hunting ranch this is a close access to Oak Creek Reservoir. Great fishing is only three miles away. Spring has also been used for swimming. There have also been many Indian arrow points found several locations on the property.

Utilities and Taxes: There is an electric power line running through the middle of the property that would provide power for building a home. The property currently has an agriculture tax exemption. Taxes are currently $149.00 per year. Schools are Blackwell ISD.
